We are searching for a Maintenance Supervisor to be responsible for overseeing all maintenance activities for Waena Apartments, a 468 unit community in Honolulu, HI. This responsibility includes maintaining the budget and work orders, as well as managing all maintenance and housekeeping staff, including third-party contractors.

PRIMARY DUTIES AND RESPONSIBILITIES:
*Responsible for overseeing the productivity and meeting the expectations needed to maintain an appealing, safe and clean property/community
*Plans Maintenance Operations to coincide with budgeting for Property Maintenance work, scheduling of daily work, key control, service requests, turnovers, and preventative versus deferred maintenance
*Accountable for unit turnover scheduling, move-out, walk-thru and charge assessments
*Oversees outside vendors and ensures they meet the level of thoroughness and level of detail expected by the Community Manager
*Manages situations concerning hazardous materials/wastes and reports hazards to the Community Manager
*Ensures compliance with OSHA, Federal, State, County and City Code Regulations, Ordinances and Fire and Light Safety Measures
*Obtains outside bids from contractors for current or future property needs
*Assists Community Manager with annual budget creation for property
*5+ years’ general maintenance experience
*At least 2+ years’ experience as a Maintenance Supervisor
*Experience working at a property with 300+ units preferred
*Previous experience managing others
*Previous experience/responsibilities for financial planning and management (maintenance or construction related)
*Demonstrable computer abilities, Windows (Word and Excel), Internet and email, and other, relevant applications
*Previous experience with Property Management Operating and Information systems required
*MRI experience preferred
* High School Diploma required

Davis, Calif.—The first phase of West Village at University of California, Davis, the largest planned zero net energy development in the country, has just made its debut. With completion of the $300 million initial segment of the sustainable mixed-use community, the developers—a public-private partnership between UC Davis, Carmel Partners and Urban Villages—have delivered 315 new units of student and staff housing to the market.
